Main House Bed & Breakfast
1 The property,
• Llainfran house is a Victorian country house in a rural setting down its own private lane, It is set in 16 acres of farm land and has a “CL 5 van touring caravan site” and one Holiday rental cottage within the grounds.
2 Elevation, Orientation, and Access to the sea,
• The grounds are elevated at about 140metres above sea level and generally slightly sloping North downhill towards the sea which is about 1 mile away accessed along country lanes, where parking is available 2mtrs from the beach, there is then about 6 steps down onto the beach which is part stony part sand. There is a café in season and public toilets nearby. Footpaths and terrain tend to be rugged
3 Access and parking
• Access to the main house, is via a footpath from the front gate some 12 m away closest. Path level with two small steps into the house, {Valet parking available to and from this point if requested}
• Parking is at a rear car park some 40m from the main entrance with access via a path and 5 steps up to and into the house
• Privileged close parking, 1 space is available for duration of stay upon request, which is some 24m from the main entrance with 2 steps up to and into the house, & can be well lit at night.
• Porterage service for luggage from car to room is always offered.
• External lighting, this is a rural environment and can be dark in some areas
4 The Main house
• The ground and first floor are level throughout with the stairs being straight and long some 15 treads up, toilets first floor and in En-suite rooms, none on ground floor.
• Doors are generally wide and En-Suite doors open into the bedrooms, En-suite shower rooms have enclosed door showers, There is also a separate bathroom with a bath available upon request, this room however has 2 steps down into the room
• Both En-suite rooms have double beds with access all round
• Our New “Premium room is more spacious, has King sized bed, and spacious shower with wide folding opening doors
5 Eating and drinking :-
• Dining room is quite spacious with buffet self service cereals and fruit course, and waitress service main course. Full table service is available upon request.
Breakfast can also be served in the bedrooms if requested
6 Public transport,
• Llainfran is 3 miles from New Quay and 16 miles from Cardigan, It has a hail and ride public service bus pass by the end of the Lane twice a day in each direction during the main season.
• Local taxi service available nearby
7 Public house / restaurant,
• 1 mile, free ferry service to and from for eating purposes to this pub for our guests,
8 Miscellaneous
• Mobile service reception available but patchy.
• Service dogs catered for with on site dog exercise area, but cannot be left in bedrooms unattended.
• We will do our best to cater for any disability and tailor anything we do to assist our guests according to their needs.

Holiday Cottages,
“Stable Cottage” As Main house No’s 1-2-6-7-8
1 Where is it,
• A stone cottage in a rural setting a good distance behind the main house,
3 Parking access,
• Easy, plenty of room, parking for two cars at the side of the cottage, unloading directly to the front by the main door if required,
4 The Cottage
• All level ground floor with one step up into the property, Cloakroom on ground floor, Slate stairs generous width and winding to first floor, then level wooden floors throughout,

Caravan site
The site As Main house no’s 1-2-6-7-8
1 Where is it,
• This is in a 1½ acre field site South of and across our lane opposite the main house, Generally sloping at about 5% It is limited to 5 pitches and very spacious, with plenty of room for any caravanning outfit,
Parking, sighting, setting up assistance if requested
3 Parking access,
• Easy, plenty of room,
4 Facilities
• Toilets, shower, chemical emptying facilities.
these are to the north side of the “Old Farmhouse” some 30m from the bottom pedestrian entrance of the site, there is two steps up into the toilets, the shower has enclosed changing area with one step up into the shower area.
It is possible to drive to the toilets and back from the site if necessary.
• Dog exercise area, adjacent to the caravan site, Ask for a pitch nearest if preferred
• All pitches with 16 amp electric hook-ups. Water centre of site Nr pitch 2. daily assistance with water supply to van can be arranged.
