STABLE COTTAGE   Gold  Stable Cottage Former stables converted into a spacious and comfortable character cottage, tucked away in the 16 acre grounds of the owner’s Victorian country house. Glorious country and sea views over the Heritage Coast of Cardigan Bay are enjoyed from the cottage. The magical ex smugglers cove of Cwm Tydu is 1 mile away. The harbour and sandy beaches at New Quay are only 3 miles away, and Llangrannog 4 miles. A haven for walkers and bird/wildlife watchers with dolphins, seals, red kites buzzards and choughs all found in the locality. An ideal location for visiting beaches, family holidays and touring the beautiful and rugged West Wales coastline. Fishing, golf and horse riding are all available nearby . The Crown Inn Pub /Restaurant 1 mile. Shops 3 miles. We have chickens, goats, guinea pigs and a rabbit and welcome our young guests to help with feeding, egg collecting etc. STABLE COTTAGE accommodation A luxury 3 bedroom stone built character cottage sleeping 6 with magnificent views over our fields and wildlife lake, and beyond a panoramic sea view from the kitchen, sitting room and two of the bedrooms. Spacious open plan Sitting Room/Dining/ Kitchen is full of old-world charm with beamed ceiling, inglenook fireplace with wood burning stove (logs provided), carpet and traditional slate flooring, and a leather 3 piece suite. A rear door from the sitting room leads to a private furnished patio and secure side garden. Ground floor cloaks with wc and basin. The winding slate staircase leads up to the bedrooms, all with pine floors, and tiled bathroom. Bedroom 1 with Double Four Poster bed, Television and Sea Views. Bedroom 2 with twin beds and sea views Bedroom 3 with twin beds and garden views. Family bathroom has a bath, basin, separate shower cubicle and wc.    Main bedroom Sitting room Kitchen Stable Cottages is a fully equipped home from home, with colour TV (with Freeview ), DVD, radio/music centre, washing machine, dishwasher, electric oven, ceramic hob, microwave, fridge, separate freezer, gas BBQ, shared use of pay-as-you-go tumble drier. Services included – Oil fired central heating, electricity, logs, towels, all bed linen (except for cots), Cot/highchair (on request) Ample safe parking. Welcome tray with cake on arrival. On site facilities - Book/toy/video/games/local information library. For the comfort of our guests we have a no smoking policy inside the cottage, and do not accept pets. TERMS AND CONDITIONS FOR “STABLE COTTAGE”ver 7th February 2008 1 Your Booking No more than the stated maximum occupancy level of any cottage may be exceeded at any time during the booking. [except babies, see below] When you receive your confirmation, you must check all details and inform us immediately if anything is incorrect. 1a PaymentPlease check availability by phone. Once you have made your booking it will be held for up to 7 days until a 30% deposit is received, then a written confirmation showing your booking details and the balance of your holiday cost will be sent to you. The balance must be received by us not later than 8 weeks before arrival date. For bookings made within 8 weeks of arrival, the whole amount is due at time of booking. 2 Single sex, Business bookings, Hen & Stag parties Any all single sex parties and or business bookings, must be declared and specifically agreed with us prior to a booking being confirmed. No Stag or Hen parties will be accepted at any time 3 Insurance We have all necessary third party and public liability insurance on the property. However your personal and travel insurance is not included, and we strongly advise you take out Personal travel and Cancellations insurance. 4 Cancellation by you All monies paid, are non returnable unless we are able to re let the property. In such a case, if just the deposit has been paid, it will be refunded less an administration fee of £25 and any commission paid to a third party. If the full amount has been paid, we will refund the amount that we are able to re-let the cottage for, less an administration fee of £25 and any commission paid to a third party. 5 Cancellation or changes to your booking by us We will endeavour to honour your holiday booking as booked, however, if we are unable to do so, for any reason beyond our control, we will cancel your booking and refund all monies paid. No further liability will be accepted 6 Brochure details We have made every effort to ensure that the details contained in our brochure are accurate at the time of producing the brochure, We have a rolling programme of maintenance and improvements carried out throughout the year, but if any changes occur which substantially alter your holiday, we will notify you. 7 LiabilityWe shall have no liability for any death or personal injury. You must take all necessary steps to safeguard your personal property. No liability is accepted by us in respect of damage to, or loss of such personal property. “We strongly advise you take out Personal travel and accident insurance” Please note we are in a rural environment, where some surfaces can be uneven and slippery, at night it can also be very dark. A rechargeable torch is provided but extra care will be needed especially at night 8 Your property, occupancy and babiesYou can arrive after 3.30 on arrival day, and you must vacate the cottage by 10.00am on the day of departure If you are going to arrive after 8.00pm on arrival day, please inform us of your arrival time No more than 6 people may stay in Stable Cottage. [Or the agreed number of persons for a discounted booking where a specified reduced number of persons was agreed, for all or any of the rental period. In addition, over the occupancy, one Baby under 2 years of age on day of arrival, may be included free of charge per cottage. Additional babies to above, over the max occupancy of the cottage, will be charged at £20.00 per week You and all members of your rental party must agree to keep, and leave the property clean and tidy, and vacate the cottage by the check out time specified. The property must not be used for any commercial or business purpose, and you may not sub-let it. You are responsible for the actual cost of any breakage or damage in or to the property, along with any additional costs that may result. We are entitled at our absolute discretion to refuse to hand over to you, or repossess, the property, if we reasonably believe that any damage is likely to be caused, has been caused or is being caused by any members of your holiday party. These circumstances will be treated as a cancellation by you, and no refund will be given, and we shall have no liability to you. You must allow us, the Owners, or our representatives access to the property at any reasonable time. 9 ComplaintsWe have made every effort to ensure that your holiday is enjoyable and trouble free. If you do have a complaint or problem, it is essential that you inform us immediately, so that we may be given the opportunity to rectify and correct the situation as soon as possible. Any complaints or problems encountered during your stay, and not reported at the time, will not be considered at a later date. 10 Communicating with you (Data Protection) prospective customers. In order to process your booking we need to collect certain personal data from you. We guarantee not to pass these details on to third parties, but may store your details for our own administration, such as future marketing. If you specifically do not want to be contacted again after your holiday, please notify us, and we will amend our records accordingly. 11 Disabilities, We encourage and welcome all guests with any sort of disability, and will do our very best to accommodate any special needs. please ask for our “Accessibility statement” 12 Law Your statutory rights are not affected by anything contained within these conditions. 14 This Brochure Prices and conditions contained in this brochure may be superseded by subsequent editions. 15 Pets Pets are not accepted at Stable Cottage 16 Smoking Smoking is not permitted inside the cottage, but guests are welcome to smoke outside ref Ll/brochure/stable cottages terms & conditions Mike & Alison Smith.
